The demand for short term rentals has increased a lot in in the past couple years mainly due to the increase in new home construction. Many times home buyers will decide to build, but need to sell their home first. Even if you don't have to sell first, it's hard to time the sale and closing of your existing house with the completion of your new construction house.

Short term rentals are usually not cheap, and there is a reason for that. For property owners it is hard to predict when you will have occupancy, and there are times the property will sit vacant for longer periods of time. Then the property might be available for a 30 day window, but potential renters might be looking for 2 months. Lets say in a given year a short term rental has total vacancy for 1/3 of the year. That means the property owner has to charge 1/3 more rent just to break even when comparing it with tenants on a one year lease. Plus they still have to deal with multiple tenant turnovers. Short term rentals are not a popular option for investors unless they are doing it with AirBnB. However, the problem with AirBnB is that the owner will book up stays all through the year at various times, but if a tenant needs a 2 month stay it likely does not work because of other short term stays already booked.

If you are looking for a short term rental it's best to look early. If you are building a home and know you will need it then start by talking to your real estate agent, many times they know of some options. Also, look at AirBnB. The further out you look for dates, the more likely you will find the block of time you will need to stay. Also, most of the time AirBnB owners have discounts on weekly and monthly stays. Speak with rental property owners and managers. Sometimes they will be willing to do a short term tenant for the right amount of rent, or to get the property back into a better rental season. An example of this is the property I recently rented out. It was ready to rent mid Nov which is a very slow time for finding tenants. I had a potential tenant call and ask about a 6 month short term lease while their home was being built. This ended up solving problems for both parties, and when it comes time to rent the property again it will be May, which is prime time in the rental business.
